Rotton Park is in the Edgbaston council ward in south-west Birmingham, two miles from the city centre. Rotton is a corruption of "rot tun" which means a cheerful (affluent) settlement. The surrounding areas are Calthorpe, Harborne, Ladywood and Winson Green. Rotton Park adjoins but does not include the Edgbaston Reservoir. Rotton Manor, which contained a mediaeval deer park, was acquired by John Perrott in the mid-18th century. He built an observation tower, Perrotts Folly, which still stands on Waterworks Road. The Perrott Estate was purchased by pen manufacturer Joseph Gillot and developed as a middle-class suburb between 1880 and 1930. This area of Rotton Park is characterised by terraced townhouses, semi-detached pairs and substantial mansions. Some larger Victorian properties are now multi-occupied or have become derelict for want of maintenance. The rest of Rotton Park, particularly the area adjoining Ladywood, was laid out as a working-class area of small-terraced houses. The council redeveloped some of these terraces as a municipal housing estate in the 1960's. Saint Augustine's Saint Augustine's stands on a purpose-built traffic island directly opposite a tree-lined avenue that creates a visual axis with the Hagley Road (A456). The church was designed by J.A Chatwin and built in sandstone with limestone banding in the 1860's; it contains an apsidal chancel, north chancel, nave and aisles. The 55-metre tower and spire, the tallest in Birmingham, were added in 1876; a narthex was built in 1968 upon the church centenary. The interior is faced with ashlar; the chancel has a painted ceiling; there are carvings by John Roddis, windows by Hardman and Da Vinci inspired reredos. Saint Augustine's has a strong choral tradition and was the first church in Birmingham with a surpliced choir. Perrott's Folly is a 29-metre red-brick tower on Waterworks Road that was built by local landowner John Perrott, possibly as an observatory, in 1759. The tower, which has a stair turret, contains 6 floors and stands on an octagonal base. The first 4 floors are lit by a single pointed window, the 5th by an oculus and the 6th by undersized windows set in a blind Gothic arcade. There is an elaborate Gothic plaster frieze on the ceiling of the 6th floor and a stone cornice and battlements at the summit. The tower was a meteorological observatory until 1979. Apart from the occasional art exhibition, it is now disused and is awaiting structural repair. Links: Secular Listed BuildingsBarnsley Road Six Victorian houses on Barnsley Road will be demolished and 116 trees felled in order to construct a retirement village for the over 55's managed by Extra Care Charitable Trust. The village will consist of 240 apartments and will be centred on a new public square. The facilities will include a bar, restaurant, shop, library, hairdressers, activity room and social club. 50% of apartments will be owner-occupied, 30% shared ownership and 20% affordable rent. It includes several Victorian mansions set in mature landscaped gardens. Saint Augustine Conservation Area The Saint Augustine Conservation Area provides a setting for the Gothic Revival Church of Saint Augustine which was designed by J.A.Chatwin in the 1860's. The church, notable for its landmark tower and spire, stands on a traffic island with a direct visual axis along a tree-lined avenue towards the Hagley Road. The surrounding streets, which were also laid out in the mid-19th century, feature a large number of Victorian mansions set in extensive grounds.
