Pype Hayes is in the Tyburn council ward in north-east Birmingham, five miles from the city centre. The surrounding areas are Birches Green, Castle Bromwich, Castle Vale, Minworth, Tyburn and Walmley. Pype is a corruption of "pipa" meaning water channel and Hayes is a corruption of "gehaeg" meaning hedged agricultural land. Therefore, Pype Hayes means hedged farmland surrounded by a drainage ditch. Pype Hayes was farmed by the Bagot family from the Middle Ages until the mid-19th century. Their ancestral home, Pype Hayes Hall, still stands, but is now a council office, the estate having been acquired by Birmingham City Council in 1908. Part of the farmland has been converted into a golf course, urban park and nature reserve. The rest was developed as municipal housing in the 1920's. Low-rise flats, maisonettes and residential towers were added in the 1960's. The estate was characterised by high rates of crime and deprivation and many homes were blighted by structural defects. It was rebuilt between 1992 and 2009. Population density was reduced and all but one of the tower blocks have been demolished.
